Hive was instructed to provide a wide range of planning and development consultancy advice across the project, supporting a £140m Housing Infrastructure Fund (HIF) bid to unlock future growth within South Lancaster, including a 3,500 home Garden Village. In a ‘client-side’ role we provided comprehensive project management and capacity support, as well as core advice around the delivery of housing and infrastructure. Our work also included specific advice on HIF and the related liaison and partnership work with Homes England. 

Delivery

Working closely with both the County Council and City Council, Hive undertook the follow key workstreams: Drafting of housing delivery reports and other condition satisfaction work on the HIF funding contract (the reports were acknowledge by HE as being best practice nationally); design and support of revised governance arrangements, working with multiple stakeholder organisations; client support on the procurement of the wider multi-disciplinary team; risk management analysis; housing delivery profiles (trajectories) across numerous phases of development included within the 9k new homes and multiple infrastructure interventions; advising on planning strategy and developer contributions; and stakeholder engagement strategy.

Outcome

As well as providing a range of technical advice, this project demonstrates Hive’s flexible approach to ensuring that the clients requirements are met in a timely manner and to a high standard.

More Projects

Instructed by Hive Homes to provide planning consultancy advice in respect of a residential scheme proposed on a previously developed site in the Green Belt. We initially led the pre-application discussions with Bury Council, who were also the landowner.

Hive are instructed as planning consultant on the project by Kellen Homes.

Acting for Redrow, Hive were instructed to lead the submission of a reserved matters application for 169 homes. This was the third phase of residential development at Yew Tree Farm and so it was important to ensure that consistency was achieved and we did this by working extremely closely with the design and technical teams at Redrow.
